Applicant: Mr Cuthbert
Proposal: Conversion of the Manvers Arms Public House Class A4 to food store Class A1 and the existing 3 bed flat to first floor to two 2 bed flats, incorporating ATM machine and external works including new fencing and gates.

Points raised in a letter Cllr Peacock received from a member of the public discussed. Councillors raised concerns in relation to the following:

  • Concerns about the effect that an increase in traffic and noise disturbance will have on surrounding residential homes.
  • The timing and use of heavy vehicles needs to be considered, particularly when cars are parked on Welbeck Drive, which is a narrow road off a very busy junction.
  • It’s questionable that heavy vehicles could undertake the manouvre to get to the loading area, particularly when customers are parked in the parking bays.
  • The access doors on the proposed stair well should be to the side, allowing the parking bays for the flats to be closer to the building.
  • Concerns about noise for adjoining gardens from the plant room and loading/storage area.
  • Isolated location of ATM will lead to 24-hour disturbance for residents – ATM should be located within the shop.
  • Effect on trade on the High Street, the main retail area. Edwinstowe High Street gives Edwinstowe it’s character, is the “gateway to Sherwood Forest” and is a conservation area.

It was proposed and agreed unanimously that Cllr Peacock calls this application in at Newark & Sherwood District Council Planning Committee. It was also agreed unanimously to send a copy of the resident’s letter sent to Cllr Peacock to NSDC.
